Colorado is not on Kessels list of teams that he'd accept a trade to but I think he would accept to come to the Avs (Honestly anywhere would be better for Kessel compared Toronto but that's besides the point). Also unfortunately I have a bad feeling about O'Reilly and getting him signed to a deal that works for the Avs, so what about this.

Col: R. O'Reilly, B. Stuart, J. Hishon, D. Siemens/ S. Elliot, 10th overall 2015, 71st overall 2015
Tor: P. Kessel, J. Gardiner, 24th overall

Seems realistic from both prespectives IMO. Yes Kessel has more value than O'Reilly, but he's only 24 years old and has a lady byng to his credit. And that contract of Kessels. ouch. but he can put the puck in the net pretty damn well. Colorado also solidifies their back end with Gardiner. Leafs get another pick in the top 10 this season as well as a third. Brad Stuart = Cap dump. Leafs also get 2 younger players in their system in Hishon (NHL ready, 23 y.o) and either Siemens/ Elliot (Elliot seems ready to make the jump, maybe another year or so for Siemens).

Overall I think the value evens out for both sides, and realistically makes sense for both teams (help each teams needs).

Thoughts?

I would love to see this happen.
